With the growing population, Delhi suffers from the paucity of homes but now the problem of housing is reducing and those who want to live in Delhi but forced to turn to NCR neighborhoods can now no more need to adjust as there is 25 lakh new houses are slated to come up within the city's limits. This development is a gradual one and will be completed within the coming few years.
The central ministry of urban development has approved the policy of land pulling which has prepped the ground for developing new apartment blocks on almost 20,000 hectares. These lands are recognized by the Delhi Development Authority or DDA and are located in southwest, northwest, north and west Delhi. As per the DDA, There will be fifteen to twenty floors in every apartment block. Private developers of Delhi properties have pegged it at thirty stories roughly.
Even if half of 20,000 hectares spread over farmlands in eighty-nine villages are used for developing Delhi real estate through land pooling, it would be enough to meet the need for housing properties. Currently, there is a need for twenty-five lakh units to sort out housing issues.
Under the land pooling policy, the plots of group or individual can also be transferred to the DDA and thus DDA shall develop a part of the land and transfer it back to the individuals while retaining the rest of it for developing common amenities like roads and parks. Under this policy anyone owing at least two hectares of land can become a developer body. If the pooled land is of twenty hectares or more, then the DDA shall developer only sixty percent of it- five percent for commercial purposes, two percent for semi-public and public facilities and fifty-three percent for residential areas. If the DDA fails to complete work then they have to pay two percent as the penalty of external development charges for the first two years and three percent for each year after that. Roughly Rs 5 crores would have to be paid against each hectare held and thus DDA is already working to make your dream of owning a house within a city limit in reality.
