Residing in your own house is now not a dream but real!

We all want to live in the capital city of Delhi either for education or for job or for better life. Due to increase population the area is getting limited and thus suffering from a paucity of homes. Considering this a major problem the DDA has decided to use the unused land under the land pooling policy and facility the people of Delhi with well-furnished DDA Flats. The central ministry of urban development has approved the policy of land pulling which has prepped the ground for developing new apartment blocks on almost 20,000 hectares.

While developing the DDA flats, the development authority mainly focus on the maximum use of land for developing houses as currently there is a need for twenty five lakh units to sort out housing issues. Under the policy of land pooling, plots that are owned by groups or individuals can be transferred to the DDA which is the nodal authority for approving realty projects in Delhi. The DDA shall develop a part of the land and transfer it back to the individuals while retaining the rest of it for developing common amenities like roads and parks. Anyone owning at least two hectares of land can become a developer body.

At the time of developing DDA Flats under the land pooling policy, the developers divide the land according to the need like if the pooled land is of twenty hectares or more, then 5 percent of land is use for commercial purpose two percent for semi public and public facilities and fifty three percent for residential areas. This developed land is handed back to builders who can construct houses on it. The remaining forty percent of the land shall be retained by the DDA. Similarly the development is according to the land available and is also retained accordingly.
